About Heath G. Jones, Ph.D.

Heath G. Jones, Ph.D. is a professional researcher with a degree in Neuroscience. He has over 15+ years of experience with data collection, analysis, and interpretation. He has developed and managed several NIH and DoD funded research projects totaling over 3.1 million in budget dollars. He just looked for a side hustle in google and real estate catched his interest. In the first month, He got a four unit under contract before he closed and  a 16 unit under contract and just been going gangbusters since he met his partner Hutch at dealmaker live and now started their own podcast named The multifamily real estate experiment podcast. Heath brings his laser-focus, determination, and passion that has helped him succeed in the tough world of science to the world of real estate investing.

 

About Shelon”Hutch” Hutchinson:

Shelon Hutchinson, is a Master Sergeant (E-8) in the United States Marine Corps. Throughout his 21 years career, he has served in many leadership roles in Marine Corps aviation. He started real-estate by the influence of his father who is a real-estate agent. He didn't have the right knowledge to go out. So, he educated himself first before jumping into real estate. He is also known as the “Marine Investor”. Hutch has successfully executed over $2.4 million in single-family real estate.transactions which includes over $870k as a real estate agent (currently not active). Hutch’s most recent real estate transaction is a joint venture syndication in the acquisition of a 55 unit portfolio in Spartanburg, South Carolina.

What is your number one failure?

  • not submitting an LOI as fast enough on the property that I loved.

What is your number one success?

  • We've done five deals now. And the one that I like the best is this Mike the 16 unit. It was the first large one I got.did it all myself, which was a learning process itself and taught me that I want to partner as much as possible. I got it at a really good deal. The structuring was pretty creative. So as far as real estate, I think that's one of my base biggest successes as far as business, partnering with Hutch. That's the thing that's contributed to the success.

What is one nugget of investing knowledge you want to give us?

  • something that I've made it a point to share with anybody who is going to buy rental real estate and self manage it themselves. Or even if you're doing due diligence and you're not going to management, but you're walking through the place. The one thing, take this with you learners everywhere you go. “Do not open the fridge”
  • I walked into a place that one of my units that got vacated. I opened it completely full. like condiments were fooled. Okay, everything's there. The freezer was full of meat. And I nearly knocked myself over from the smell and gagging.
  • The second one, for investing if you buy for cash flow and cash on cash return and you try to optimize that and your numbers working out with your offer optimize that. Don't go after appreciation don't expect cap rates to compress by the time you sell in five years. You got to buy a deal that makes sense from the get go.

What is your dream?

  • My dream is to be able to be around my kids more and to take my family travelling. I want to show them the world. I really want to give them the opportunity to see and travel the world.I really want to give them the opportunity to see the world and to travel with them and really immerse them in different cultures. It would be nice to eventually help others do that as well. I feel the more we connect with things that we're accustomed to or unaware of, the more knowledge we have or wisdom we gain from seeing other people's experiences. I just would love to share that with my family more, and others as well.

 

Shelon Hutchinson: 

What is your number one failure?

  • It's a leadership failure. I did not listen as much as I should have. I knew what I knew. And I didn't take time to understand that. I don't know. I don't know. I wanted to lead, lead them with my own yardstick. I'm wanting to add to the same work ethics that I had, that I had, but I didn't take time to actually know them. I was trying to make them me instead of appreciating them for who they are. But that failure of leading those young men put me in a position to where I end up learning me, which makes me a better resource to them.

What is your number one success?

  • To be a part of a $5 million deal (Groundbreaking Program) because when I think about from whence I came from growing up in a plantation that they had slaves and like real slaves in real life, live there and pick coffee and all that good stuff and my family a direct descendant of slave living in the same plantation, it's just all this stuff bothered thought of thinking about, how grateful I was to the four folks guys to actually allow me to be a part of that deal and that's a major success for me because that's not something that I even thought I could ever accomplish going up. So partnering with the folks that I like to think is my biggest success.

What is one nugget of investing knowledge you want to give us?

  • Speed of implementation, so we're not rushing deals. When you find something good and the numbers work out. You need to make 3 things, common sense, data sense and business sense and if it meets those submit the LOI.

What is your dream?

  • My dream is to die of old age. I want to be on my deathbed, surrounded by a family knowing that I have lived a full life and I've taken action, speed of implementation. I've taken action in every great idea or most of the great ideas as much as feasible that I could to enrich and create a better life for myself and for my family for generations to come.
